The smell of spring is in the air and that means peak season for the property market.

For sellers this season is going to be the toughest for a decade. For cashed up buyers, you’re in the box seat to be ruthless to snatch a bargain.

Take a look around your area. Notice the forest of For Sale signs and wondering why they seem to be up for longer than usual?

They’re the tell-tale signs of a soft property market which will be really tested between now and Christmas with the influx of new listings.

Winter saw a higher than normal amount of stock come on to the market which is leaving a higher than normal overhang of unsold properties coming in to spring.

If you’re selling and buying in this market the impact will probably even out as any drop in the sale price of your existing house will probably be offset by getting a better price on a purchase.

But getting top dollar on your sale can produce a great windfall. So that’s where the focus has to be.

The tactics you adopt and the way you prepare your home for sale can add thousands of dollars to the eventual price. You don’t have to spend a fortune to add big bucks to your house, it just takes a bit of planning and a good marketing campaign.
